What Does Modular Really Mean?
Modular construction is not a temporary trailer. It is a code-compliant building method where the structure is built as individual sections (modules) in a quality-controlled factory, transported to the site, and assembled into a permanent or relocatable facility. The same building codes apply. The same architectural standards apply. The same finish quality is possible. Done well, modular construction delivers a facility 30 to 50 percent faster than traditional site-built construction — with the same engineering rigor and durability.
Modular is often mistaken for a standardized, off-the-shelf box. That is not what MMG builds. Every facility MMG delivers is custom-designed to the customer’s program. Floor plans, structural systems, finishes, security envelopes, mechanical scope, and the materials themselves (wood, steel, or concrete framing) are selected for the mission — not pulled from a catalog. The factory build is what makes the schedule fast. The in-house design is what makes the building fit.

MMG’s Vice President of Design Services is a licensed Architect. Most modular vendors subcontract the design. MMG keeps it inside the company — design concept drawings, building structure, layout, foundation, interior and exterior finish selections, and the manufacturing engineered drawings all originate from the same team that will then fabricate, install, and warranty the building. That is what makes the difference between a stock modular box and a custom modular facility engineered to the customer’s mission.
From Concept to Final Occupancy
MMG’s five-step Design-Build process is the same on every project, lease or purchase. The process is what compresses the schedule — not corner-cutting.
Design & Engineering
MMG identifies and addresses the customer’s program requirements. Design concept drawings are produced by our in-house design team, detailing the building’s structure, layout, and foundation. Interior and exterior finish selections are made. Once the design is approved, we proceed to manufacturing engineered drawings.
Permits & Approvals
MMG’s buildings meet the applicable commercial building codes and regulatory requirements for the jurisdiction and the agency. Customers review and approve the design.
Site Development & Off-Site Manufacturing
Modules are fabricated at a quality-controlled factory while the site is prepared for installation. MMG self-performs or directly manages demolition, excavation, grading, foundation construction, site utilities, and any other site work required.
Delivery & Installation
Fabricated modules are secured, shipped, and delivered to site. MMG installs the modules, completes on-site finishes, and makes final utility connections.
Commissioning & Final Occupancy
Before occupancy, the building is commissioned and inspected to confirm it operates as designed. The modular project is delivered 30 to 50 percent faster than traditional construction — without compromise on quality, safety, or aesthetics. After occupancy, MMG’s warranty and maintenance team takes over for the asset life.
