MODULAR CONSTRUCTION

Modular construction is a code-compliant method where buildings are constructed as individual sections (modules) in a quality-controlled factory, then transported and assembled on site. Same building codes, same architectural standards as traditional construction — but delivered 30 to 50 percent faster. Modular is not a trailer. It can be permanent, multi-story, secure, healthcare-grade, or anything else the design calls for.

Custom. Every MMG facility is designed to the customer’s program. Our in-house design team — led by a Vice President of Design Services who is a registered Architect AIA — produces design concept drawings, structural design, finishes, and manufacturing engineered drawings before fabrication begins. MMG does not sell off-the-shelf modular. We design and build to mission.

Yes. MMG has delivered multi-story modular facilities for federal aerospace and government customers — including the multi-story temporary modular F-35 Hangar deployment. Single-story and multi-story configurations are both standard. Material choice (wood, steel, or concrete framing) is selected based on the mission, the site, and the program budget.

LEASE & PURCHASE

Yes. Lease is a core MMG offering, not an exception. MMG leases permanent and relocatable modular facilities to federal agencies — including secure modular at Kirtland AFB, VAMC San Francisco modular office, and modular dormitory deployments. Lease-to-purchase also available. Same MMG design, build, warranty, and service team across both lease and purchase.

Lease fits when the program timeline doesn’t match a permanent asset, when capital is constrained or pending, when the mission may relocate, or when the agency prefers to keep the building off the property record. The same MMG-built facility can be delivered as a lease, a purchase, or a lease-to-purchase — the underlying construction and service coverage are identical.

Yes. MMG maintains an in-house inventory of available modular buildings that can be leased or purchased. Inventory units are catalogued and posted to the Available Inventory page on the MMG website. Buildings not in inventory can be designed and manufactured to order on the same contract vehicles.

IN-HOUSE DESIGN

MMG’s in-house design team, led by Rebecca Palluth, Vice President of Design Services and a registered Architect AIA. Design concept drawings, building structure, layout, foundation, interior and exterior finishes, and the manufacturing engineered drawings all originate inside MMG. Most modular vendors subcontract the design. MMG does not.

Yes. SCIF & SAPF

Yes. MMG designs and builds SCIF and SAPF modular facilities to Intelligence Community Directive 705 standards, with construction documentation and as-built records produced in the format the accrediting agency expects. C-rated assemblies and TEMPEST Mitigation work are scoped on a per-contract basis. The in-house design team engages the accreditor early.

From 480 square feet (the DLA-TLS minimum unit and the most common single-team SCIF) up to 30,596 square feet and beyond as a custom multi-module accredited complex. Single-story or multi-story. Permanent or relocatable. Wood, steel, or concrete framing. Available for lease or purchase on either GSA Schedule or DLA-TLS.

MMG builds to the standard the accrediting agency requires and supports the accreditation submission with construction records, inspection documentation, and as-builts. MMG has supported accreditation reviewed by DIA, the Department of Defense, and the NSA. MMG does not issue accreditation — the accrediting agency makes the determination. Support for drafting security documents: CSP (Construction Security Plan), TSP (Transportation Security Plan), and FFC (Fixed Facility Checklist).

DLA – TLS

DLA-TLS is the Defense Logistics Agency’s Tailored Logistics Support program for sourcing specialty equipment and facilities for defense and intelligence customers. BONDING & SET-ASIDE

$50 million single-project and $50 million aggregate. MMG supplies the bonding letter on solicitation request and routes it to the named contracting officer or surety broker within one business day.
